UPTOWN SHOPPING CENTRE Town and country shopping mall which was originally developed in the early 60's as a 225,000 sq ft suburban strip centre is being redeveloped to a Life style mix use/open air shopping centre. Uptown is a high standard of recreating the ambiance and functionality of traditional "Main Street" shopping and the creation of a social environment with an emphasis on encouraging the enjoyment of the verdant atmosphere of pedestrian avenues of tree lined streets bring to life the mission statement of Uptown: "A bread of Fresh Air" A stroll down Main Street and through the central Plaza brimming with trees, flowers fountains and waterfall is truly "A Breath of Fresh Air" Underneath all that beauty is a very strong commitment to sustainability. This project surpasses this objective by setting a new standard for environmental responsibility in a Canadian mix-use Urban Centre. Uptown is a place where the rain water is collected from the roofs of the stores into an underground cistern and is used for watering all landscape, The stores have both green roofs and reflective materials to reduce heat island effect. Uptown exemplifies a new remarkable level of conscious respect for the environment that residents will be proud to enjoy and flourish in. Saanich will be the model for future shopping centre mixed use developments to aspire to The public plaza is the heart of Uptown and will define the new town centre for Saanich, It has been design to accommodate a very wide range of experiences from hosting major public and private social events to fostering the play of children and the casual and relaxing activities encouraged by including a waterfall, a lit water park, a fire place, green spaces, benches for seating creating a new space that the citizens of Saanich will call their meeting place. Architecture The challenge was to create a series of experiences on a 1 building structure. The design concept is "Build over Time" reflective of the true nature of Main Street that evolves, grows, and densifies over time. Individual side by side architectural styles range from classical brick arches, to art deco, contemporary classic and international style complementing the regional style Planning Phases 1 and 2 comprise approximately 875,000 SF (675 SF Retail and 200,000 SF Office) Phase 3 will incorporate multi-residential and expanded offices. When fully built out this revitalized urban neighbourhood will encompass approximately 1.3 million SF, the project features Main Street oriented multi-level retail & offices, public plaza and 2 ground oriented retailing levels responding to unique site opportunities The parking areas are broken into smaller parking enclaves, with stalls available on Main Street, off Main Street and in underground parkades. Resulting in 85% covered parking In keeping with Smart Growth strategies there is a significant area of the development that will be devoted to Residential use. ADDRESSING SUSTAINABILITY AT UPTOWN Sustainable design in Uptown includes • 40% water reduction target by using low flow fixtures for base building facilities and tenants as well as a rain water harvesting tank that is been used for irrigation within the project which reflects in estimated 5,000,000 Litres of water will be conserved per year. • Reducing the amount of water use not only alleviates our water system but also reduces energy, reducing the amount of energy required to heat or cool a building will reduce the amount of fuel required Building emission reduction • "Densification" The planning principals utilized at Uptown permit what would normally have taken a size area of 84 acres to accommodate 900,000 sq ft of mixed use shopping centres to be situated on just 14 acres • "District Heat Rejection System" Heat pumps in each building provide air conditioning which absorbs heat from air inside the building and move the heat into circulating water. As the circulating water warms up, heat can be absorbed by another building as required (recovering waste heat). If other buildings cannot use the heat (i.e. mid-day in the summer), it is "rejected" into the atmosphere using the cooling tower. • Energy monitoring for landlord facilities and tenant spaces • Reflective roofs that reduce the temperature of the building by 5 degrees Celsius resulting in lower cooling loads and lower demand for energy. • Green roofs that in addition to lower temperature of the building help with reducing carbon monoxide. • Uptown was design to encourage and support the use of greener forms of transportation, such as ride sharing, public transportation, walking and cycling. Uptown has provided 225 Bike rack stalls, change rooms and commuter shower facilities for the employees of the tenants The project has a LEED Neighbourhood Development Certification as well as 3 Gold, 1 silver and 1 LEED Core and Shell Certified Buildings.
